Rental listings have almost doubled in Tyne and Wear during the last year, making it the fastest-growing rental market in England.
The latest research from Propoly has revealed that rental listings climbed by an average of 7% since last August, led by an 86% increase in the region. It believes this is likely to reflect a combination of factors, including new rental supply coming to market, growing build-to-rent activity, and properties remaining advertised for longer.
Propoly analysed Rightmove residential rental listings across English counties, comparing the number of properties listed in August 2025 with the latest available listing levels this month, and found that rental stock has increased from 114,178 to an estimated 122,659 listings.

While the scale of growth in Tyne and Wear - where listings have grown from 1,855 to 3,462 - dwarfs the national picture, other markets also recorded substantial increases, such as Greater Manchester (up 28%), followed by Rutland (23%) and the City of London (21%). However, not all of counties have seen rental stock increase. The Isle of Wight has seen rental listings fall by -35% on the year, while Warwickshire has seen a drop of -10%.
The firm explains that the analysis measures the number of rental listings being advertised at a snapshot point in time, rather than a definitive count of unique rental properties. Relisting activity can therefore influence the figures, although Rightmove has rules designed to prevent the same property being duplicated across different branches or brands.

Sim Sekhon, group CEO at Propoly, says the contrasting findings illustrate the fact there’s no single national rental market. “Agents in areas such as Tyne and Wear are managing a significant expansion in available stock, while those operating in other parts of the country are contending with considerably fewer listings than a year ago,” he adds.
