Templates help HMO landlords comply with rental reforms

HMO management platform COHO has created new assured tenancy agreement templates to help landlords and property managers prepare for the Renters’ Rights Act.

The agreements are available in three forms - HMO single-room tenancies, HMO joint tenancies, and HMO single-let properties - which are fully customisable, automatically complete themselves using data provided through the onboarding process, and can be saved as a reusable template.

The new agreement removes fixed terms and automatic end dates, introducing significant changes to tenancy structures, eviction grounds, and compliance obligations across the PRS, says CEO Vann Vogstad (pictured). For many landlords, the Act has created uncertainty around knowing whether their existing agreements meet the new legal requirements or what documents to use or trust, he addds.

“Our tenancy agreement templates address these growing concerns to give confidence to landlords that they are sourcing forms that are accurate and compliant from day one while reducing the administrative burden of transitioning to the new system.”

Vogstad explains that the templates are based on real-world agency documentation and reviewed by a UK property solicitor. He adds: “The templates are part of our wider approach to embed compliance and operational change directly into our platform, helping landlords and property managers adapt to regulatory shifts without relying on disconnected tools or manual processes.”

Following the launch, COHO will develop the agreements into a system where clauses are automatically generated based on property type, licensing conditions, and tenancy-specific settings such as pets, usage restrictions, and household composition.

The firm is also creating tools to help landlords and property managers comply with the Act, including room rate prompts that flag when a tenancy rent exceeds the advertised listing price, local market rent rate data for evidence to support rent rises and new move-in payment safeguards warning landlords about rent requests ahead of tenancy agreements being signed.
