

Leaks, alarms and boiler breakdowns are the most common problems facing tenants and property managers, according to new research, which also reveals that tenants are reporting more and more issues.
Adiuvo, which provides 24/7 out of hours support to property managers looking after apartment blocks, reports that the volume of issues is on the rise.
The firm’s internal data shows London, the South East, and the North West experience the highest number of tenant problems, with London accounting for more than a third of all national reports (34%).
Leaks dominate the list of tenant complaints, making up 17% of all reported issues each year. Problems with alarm systems are the second most common, accounting for 10% of reports, followed by access issues (7%), lift failures (6%), communal doors (5%), electrical systems (5%), and drains (4%).
However, it’s issues with communal boilers that are driving much of the increase, with reports of breakdowns almost doubling over the past year, rising by 95%. Mains water supply problems were up 22%.
Founder and MD Colin Stokes (pictured) says that with the rise of convenience-first services, from on-demand television to online banking, tenants now expect the same level of speed and reliability when it comes to their homes.
“Issues such as leaks or alarms can be just as disruptive at 3am as they are at 3pm, and that’s why having trusted 24/7 support in place is essential,” says Stokes.
“The scale of problems being reported is growing year on year, and each case requires investigation, coordination, and resolution. Our own workload reflects this increase, with more than 60,000 issues handled annually.”
He adds: “Quick, professional responses are not only about fixing the immediate issue but also about protecting the reputation of property managers and maintaining tenant trust.”
