£1.4bn of property investment portfolios up for sale in England

Landlords with deeper pockets might be tempted by almost £1.4 billion worth of property investment portfolios currently listed for sale across England.

Analysis by property management firm Rushbrook found 1,322 portfolios on the market, with an average asking price of £859,970. The South East accounts for the largest proportion of available investment portfolios, with 16% of the national total, followed by the North West and London, which both account for 14% of all listings.

London accounts for an estimated £450 million worth of investment portfolio listings, equivalent to 32% of the £1.39 billion national total. The capital also commands by far the highest average asking price, with portfolios listed for an average of £2.36 million.

Price

For investors looking to buy an established property portfolio at a lower initial asking price, there’s considerable regional variation. The North East has the lowest estimated average portfolio asking price at £477,987, followed by the North West at £588,649 and Yorkshire and the Humber at £599,219.

An investment portfolio refers to multiple properties being marketed for sale together as a single investment opportunity, explains the firm. These properties will usually have been assembled by an existing investor, often within the same geographical area or even the same building and can include residential rental properties, commercial assets and mixed-use investments.

Between October 2023 and October 2026, the estimated number of investment portfolio listings increased by 59%, rising from 827 to 1,322. The largest rises were in the North West (+201%), Yorkshire and the Humber (+139%) and North East (+129%).

Factors

Rushbrook MD Roma Sharma says there are likely to be several factors as to why these portfolios are being sold, Sharma tells LandlordZONE, such as higher borrowing costs and increased operating expenses.

“For those looking to release capital, reduce debt or leave the market, selling an entire portfolio can provide a more straightforward route than disposing of individual properties over an extended period, she adds. “However, it's important not to assume that every portfolio sale is a sign of financial distress or landlords exiting the sector. Some investors may simply be restructuring their holdings, realising gains from capital appreciation or reallocating funds into other investment opportunities.”
