Property expert to help Kent landlords meet new rental law

Landlord Action’s Paul Shamplina will share frontline experience and practical advice at an information evening designed to help landlords adapt and thrive in the reformed PRS.

The landlord and tenant law specialist is visiting Tunbridge Wells to explain what the changes in the Renters’ Rights Act mean in practice and the steps landlords need to take immediately to avoid falling foul of the new rules – as well as a key 31st May deadline.

Shamplina, who’s hosting a Q&A session, believes many landlords underestimate how quickly the new rules will take effect.

“We have just had one of the busiest quarters on record at Landlord Action, with landlords getting in touch because they simply don’t understand what is coming next,” he says. “The reality is this is not something landlords can deal with later. The law is changing now, enforcement is getting tougher and if you get it wrong, it can cost you. That could mean delays in regaining possession, fines or disputes with tenants.”

Local agents say many self-managing landlords might not be fully prepared for how quickly these changes take effect. James Richards, partner at Maddisons Residential, which is hosting the event alongside Berry & Lamberts Solicitors, says it’s often the smaller compliance requirements that catch landlords out.

“The requirement to serve the government information sheet by 31st May is a good example,” adds Richards. “It is a fixed deadline and if it is missed or done incorrectly, landlords could find themselves on the back foot very quickly.”

Speakers will help landlords understand how the new legislation applies to their own properties and avoid common compliance pitfalls. Topics include managing tenancies and handling mid-tenancy changes under the new rules, as well as property taxation, limited company structures and Making Tax Digital requirements.
