Landlords build AI apps to automate property management

Vann Vogstad

Landlords are being given the chance to build their own AI tools to help make their business more efficient.

Shared living property management software firm COHO has opened up its operating system to allow landlords and letting agents to connect the AI tools they already use, such as Claude and ChatGPT to their live COHO data, switch on ready-made apps from its Atrium Store, or build their own private apps without needing any developer or technical skills. Everything is hosted within COHO, so there’s no additional system, server or login to set up.

It explains that for the first time, landlords can build their own tools on top of their COHO data, just by describing what they need. One landlord built a tool in half an hour that reads every new maintenance issue and files it in the right category automatically, while another built a cleaning app so that his cleaners mark properties as done, and he’s since added fire alarm checks and inventories.

Access

Nearly 200 organisations are already using Atrium, and more than 100 have set up access to build their own tools.

COHO adds that an AI tool can only see what the landlord can already see in its system, and only after they’ve connected it with their own login. Bigger changes need the landlord’s confirmation, everything is logged, and COHO data stays in the UK.

“For years, if software didn’t quite do something the way a business needed it to, the answer was often another subscription, another spreadsheet or asking the provider to build a new feature,” CEO Vann Vogstad says. “This left information and processes spread across different places. With COHO, customers can now manage more of their business from one place while tailoring the system to their specific needs.”

Every COHO customer can connect their AI tools through Atrium for free, with a monthly usage allowance included. Businesses can then choose to add access to apps from the Atrium App Store, or build and host private apps for their own use.
