2 Weeks to go until RRA: This free compliance check could save Landlords thousands

In just two weeks, The Renters’ Rights Act comes into full force. Section 21 will vanish. Fines of up to £40,000 will become a reality and every landlord in England will be expected to serve up a new government-issued information sheet to all tenants with written agreements by 31 May 2026.

Miss that step? It’s a £7,000 fine for a single property, or £40,000 if you repeat the mistake. But it doesn’t stop there. Councils now have a legal duty to enforce these penalties. Enforcement teams are expanding, and law firms are gearing up to collect unpaid fines on councils’ behalf.

This isn’t the first time that landlords have been caught out with subversive laws that explode overnight into a wave of fines, investigations and sleepless nights for landlords who thought they were “covered.” Let’s face it: the war on landlords has been raging for quite some time.

Timing here is everything, because from May 1st, all new tenancies created in England will be Assured Periodic Tenancies, fixed-term ASTs will be gone. Put simply: tenants will have more rights than ever, and we’ll be expected to let them know that.

What this also means is that every dispute, every compliance error can turn into months of legal limbo. For those landlords in particular who were thinking of selling, in just two weeks, your ability to control your rental exit will vanish.
