Caring letting agency is on the lookout for landlords

A new letting agency has been set up in the capital for socially minded landlords keen to be part of a more inclusive private rental market.

Good Place Lettings aims to help tackle housing inequality by managing homes for landlords that are let at both market rent and affordable rental levels, including to tenants receiving housing benefit and those who might otherwise be excluded from the private rental market, such as people recovering from a personal housing crisis.

Created as a social enterprise joint venture between national homelessness charity Crisis and Homes for Good in Glasgow, the Community Interest Company reinvests management fees in supporting people experiencing homelessness and on low incomes to find good quality, affordable homes. The fee also pays for a tenancy support officer, helping vulnerable people maintain accommodation and creating better outcomes for tenants and landlords.

Funded

Funded by Lloyds Banking Group and The National Lottery Community Fund, the agency conducts a free valuation and, once the rent is agreed, markets a property with no upfront fees. It offers a fully managed service, with 72-hour rental payments guaranteed, for a 12.5% fee taken directly from a tenant’s monthly rent payments.

It promises to match the right tenants with the right landlords so it can forge long-term relationships between them.

Pressure

Ben Rayner, director at Good Place Lettings (pictured), says London’s PRS is under huge pressure from low levels of new supply which are limiting choice and pushing up rents.

“Regulation and reforms to the private rental market are making it more complex and challenging to be a self-managing landlord, which is why some are looking to exit the market,” he explains. “We offer an alternative and landlords interested in making a lasting difference to the experience of private renting in London should get in touch.”
