Rightmove has launched a conversational AI ‘Comparison Assistant’ directly onto property search results pages to help prospective tenants and buyers evaluate homes side by side.

The technology built in partnership with Google Cloud using its Gemini Enterprise model, allows property seekers to run natural-language queries across multiple listings simultaneously. Moving beyond traditional search filters such as bedroom counts and price brackets, users can establish custom evaluation criteria, ranging from suitability for hybrid working to local school catchments, public transport links, and proximity to supermarkets.

The tool combines information from agent and landlord listing descriptions, layering it alongside datasets from Rightmove, Google Maps, Experian, and the Land Registry to generate instant, side-by-side analysis.

The launch follows Rightmove's earlier AI debuts this year - a homepage search assistant launched in February, and a listing evaluation tool rolled out in July. Although the tool is initially launching to a small test group, early data shows that AI search is already changing how people look for homes and driving higher quality enquiries.

According to portal figures for the period ending 30 June, home movers using ‘Ask Rightmove’ tools spent 40% longer on the platform and saved more than double the number of properties compared to standard searchers. Crucially for letting agents and landlords, these high-engagement users also generated roughly twice as many direct enquiries.
