

A landlord in Aberdeen has been banned for failing to repair dangerous electrics in his rental property.
Steven Geddes had been told to get a damp and condensation specialist to inspect all the rooms at the property in Hazlehead Gardens (pictured) and submit a report of their findings, during a First Tier Property Tribunal hearing last December.
He was also ordered to file a report on electrical installations, addressing a loose power socket in one bedroom and the lack of a smoke detector on the first-floor landing. A bedroom ceiling also needed to be painted – all within four weeks.
However, when Aberdeen Council’s private rented sector team reinspected the property in February this year, it found that while some works had been completed, a couple of items were still outstanding, and the two requested reports had not been sent.
A recent tribunal hearing considered the comments from an electrician who had attended the property, and stated in his email to the landlord that, “I got a bad feeling about the place from an electrical perspective”.
It agreed that the electrical installations were a serious concern and had the potential to cause significant risk to the occupants, when coupled with the lack of proper smoke detection. The tribunal also imposed a Rent Relief Order of 90% of the monthly rent due.
At a meeting of the licensing sub-committee, private sector housing manager Jocelyn Janssen (pictured) said the council had not had confirmation that any further works had been carried out, Aberdeen Live reports. It heard that Geddes had already served his tenant with an eviction notice.
Councillor Dell Henrickson believed the landlord needed his licence removed “due to the lack of care”. He added: “Not having smoke detectors in the building when it is compulsory for everybody to have that is outrageous".
The committee unanimously agreed to take away the landlord’s licence.
