Could anyone offer advice on insurance that also covers the above tenants. Let via an agent who finds the tenants but guarantees rent so won't put anyone in to the property.

Finding insurance is proving tough?!

Thanks
Rick

Excuse me Rick, but will you supply more specific information please.

Are you looking for buildings insurance, contents insurance, insurance to cover the rent? Which - one, some, all three?

What type of property is it? Is it a freehold house, a leasehold flat?

Are you the owner?

Need answers to these questions so that someone can give you informed advice.

Thanks

In the absence of anyone else coming forward with information, I use a broker for all my insurance needs. They are Ember Insurance Brokers based in East Molesey Surrey, 020 8979 9797.

Why are you finding it tough to buy insurance? What do you mean by: "let via a letting agent who can put any tenants in to the property"?

BTW you still have not specified the kind of insurance you are after...

I have one such property which is insured by Lawley Insurance Brokers Ltd (Tel 01753 537100). This is insured with AUL Insurance. I have no opinion of this agent or the insurers as I have not yet had the need to make any claims.

Notting Hill Housing Trust recently wrote to me to say that they have negotiated a scheme with Coversure Insurance Services - Palmers Green (Tel: 08704 585605). I have not used this scheme at all and have no experience of the insurers. But it sounds good to me. They can offer a rate of 0.35% plus £50 admin fee. Cover includes Loss of rent, property owners liability and £5,000 Landlords Contents cover.

This is said to be specifically provided for Temporary Housing accommodation where the landlord does not have control over the placement of tenants.

I note that you are looking for insurance for a dss tenant. I use a company called JPR Insurance Brokers (01379 788111) in suffolk. I have a few dss properties and they have excellent rates for this type of tenant and any others. There policy is underwritten by AXA so its a decent insurer and they provide decent service.
