Over the last week, the images from Cumbria and Lancashire of desperate property owners seeing their belongings damaged by flood have dominated the news. In fact, it seems every winter sees storms and floods sweeping across Britain. This year, storm Desmond brought chaos and destruction to the North West.

In the immediate aftermath of the storm, the Claims team at Total Landlord Insurance received around 40 calls of property owners who needed to make a claim. Some of these clients have been with us for over 10 years. In 2005, Cumbria was similarly affected by floods and seeing their properties flooded yet again is a terrible experience not just for landlords, but for everyone in the region. This time, the water was chest high in many properties. Some landlords even saw more than one of their property portfolio fall victim to the flood.

The role that luck plays in whether your property is affected or not becomes evident when you compare the claims made to other properties owned by the same landlord in the same road. Some landlords with more than one property in the same road for example had to make a claim for one which was flooded and the others further down or higher up the road only saw the water creeping close but not entering.

If your property is under threat of being flooded, the first thing to do is to make sure your tenants are safe. Make sure the power is switched off in case the water does enter and rises above the sockets. Should you be unlucky enough to have been hit by the flood, document the damage and take pictures. Remove any damaged goods before they make things worse by starting to smell or rot. Good advice would also be to get a dehumidifier into place if possible.
