Cheap and Value are very Different Propositions Says Loft

LOFT Interiors has been delivering turn-key furnishing solutions for landlords for over ten years.  Here, LOFT MD Ben Hall discusses false economy and how landlords can ensure they’re maximising their investments with wise buys:

We believe that simply being ‘cheap’ just doesn’t cut it when you’re talking about bargains.  A great buy is only a great buy if it represents real value for money – and in our eyes at LOFT that means it should be unbeatably priced for its quality, durability and design.

Here are our top tips for making sure you get value from purchases for your property portfolio:

Planning a purchase?  Check it ticks all the right boxes.  You might have caught FAKE Britain on TV the other week – the BBC’s series on rogue traders.  Blowing the whistle on the number of non FR compliant sofas and mattresses being sold throughout the UK, Fake Britain discovered furniture being sold that dramatically fails crucial fire safety checks, with some items even featuring fake fire safety labels.    The lesson here?  A mattress or sofa might be cheap but before making the purchase, be sure it meets all relevant UK standards.  It’s always worth being extra vigilant about quality when something carries a little price tag, buying from companies you know and trust.

Will you spend more in the long run if you don’t invest now? This applies to everything from weighing up the value in temporarily repairing a roof versus doing a proper job on it and ensuring it’s water tight for the next 20 years, through to buying a kitchen for your student property that will only last a couple of years or opting for a quality alternative that will pay dividends by lasting the course! We’d always go for the quality option.

Home accessories – a waste of money or added tenant appeal? It really depends – discernment is the byword here.  With finishing touches, you can go over the top and end up putting tenants off.  However, a few good-looking pieces and homely touches like lamps and rugs will sell a lifestyle and stylishly dressing your property can make for a quick let.
