Taken from the LandlordZONE® Forum - You can do it! Section 21 - Just had tenant leave after Section 21 accelerated possession process. We did it ourselves with the fantastic help of LandlordZONE ... There was minor rent arrears from the tenant it was mainly antisocial behaviour to neighbours etc. The AST had run 6 months so issued NTQ and got order for possession despite 'defence' being filed. Did not need bailiffs as left on possession order date. Two small points-if NTQ is not for rent arrears, just possession, then it must be issued by a Court close to where tenant lives. [We live in London but had to issue it in Colchester] Secondly the tenant came from a local reputable letting agency, we got copies of the Homelet reference form and the previous landlords satisfactory references, however as the tenant was a nightmare it may be some landlords will give a reference just to get rid of someone, so its then the next landlords problem. Watch out for that one! We have now joined one of the Landlords Associations that are available for backup ,but we did it only with info from the LandlordZONE! So can you !

Taken from the LandlordZONE® Forum - Council pay up! Thanks for help. Some of you may remember my post regarding the council denying me the tenant's HB for the last week he was in my property as he said he had left the week before. Back in Nov 05 I produced a dated and signed letter from him to prove my case but the council would not pay. They kept writing to me saying they had to write again to the tenant, asking if I had any more proof etc. I finally snapped this weekend and emailed to say that unless they paid me (or gave me a date when they would pay) by this Fri I was lodging a formal complaint with the council and other bodies. Lo and behold, phone call today to say they will pay and profuse apologies. Thanks to everyone who gave me advice on my last posting - your help is once again very much appreciated.
