Don't worry, I never thought you had 'alterior' (higher) motives! Quite the reverse, in fact.

If you are genuine, then your questions intrigue me anyway. Someone who has 'gutted and nearly finished renovating' flats with a view to letting them out would normally plan and cost the project out much more carefully than this and in advance, not as they went along. Your builder/plumber would have ordered safety glass as standard - so why ask?

The questions themselves are inoccuous enough and have (as you hoped, presumably), stimulated some debate. The answers will, one hopes, have been interesting for others, not just you. However, a quick trawl through 'all threads started by' reveals an equally interesting and uniform pattern in your posting!

Keep 'em coming! (But before you ask, magnolia is standard, yes you do need drainpipes and it's usual to give tenants one set of keys per person).

I always find these ‘work from home for only 5 hours per day and retire at 26 but you pay up front’ schemes a bit dubious. However I’ve looked at quite a few independent reviews of the site (telecom plus / Utility Warehouse Discount Club) and it certainly doesn’t look like any kind of scam. I suppose the link to landlords might be the possible reduction in utility bills? I still think some of the site’s claims for income from the telesales are OTT for the average person, and the site could better explain what is on offer.

"In short, a customer gathering bonus of up to £35 will be paid for each new customer gathered, along with an ongoing commission of up to 5.8% of your personal customers spend. You will also earn an ongoing commission of up to 0.8% on the services used by customers gathered by your team, as well as potential additional bonuses for every customer gathered."

I have used trades where need be, bought all supplies myself and installed shower screens etc myself, so my plumber/builder has not ordered anything. My questions have been to see whether or not I have needed to spend in certain areas, so I can use that for the next project.

I have planned and costed the project out fine thank you, and my apologises for causing such a stir by asking questing about letting out properties on a landlords forum.

Everyone else who has responded to my comments without the need for the above it is greatly appreciated - thank you.

I did some reading about the company and it took a while for me to work out that what you just said is quite viable. From what I have read the company is totally legitimate and not out to con people, unfortunately the method sounds very similar to the kind of 'make £250 a day' adverts strapped to lamp posts at traffic lights. I guess there could be a number of landlords here who could benefit

Anyway, yes to curtains. The place looks better when trying to let, and looks more lived in when vacant to help avoid thieving eyes.
