Agent to manage where Rent Act sitting tenants

This is a quick question, although I fear it will lead to a complex answer !

Has anybody had any experience in dealing with sitting tenants?

I am an Agent and am looking at the possibility of taking on a property where the tenants have been in situ for teh last 40 or so years.

any tips / advice?

I have had a property with a sitting tenant, I would suggest that they are easier to manage as tenancy renewals don't come up to often.

I did call in the Local Rent officer to under go a rental review, which was very effective in raising the rent. Eventually the tenant left and I had an instant uplift in value, I was able to renovate the flat and now it has a normal shorthold tenant.
