Default Agent to manage where Rent Act sitting tenants

This is a quick question, although I fear it will lead to a complex answer !

Has anybody had any experience in dealing with sitting tenants?

I am an Agent and am looking at the possibility of taking on a property where the tenants have been in situ for teh last 40 or so years.

any tips / advice?
