    Post Tenant fixed shed without my permission and produced a £3000 invoice.

    Hi There
    I rented my property out with a shed that needed to be fixed. I promised
    the tenant that I will get that fixed at some time in the future but I went abroad for 3 months during that period we kept emailing.the tenant
    purposed that he will fix the shed and i pay for it.I said I'll think
    about it, when I came-back in the country he sent me a £3000 invoice an
    said he'd fixed it. I had never agreed to him fixed it.
    What should I need to do now?

    The tenant has fixed it himself, and invoiced you £3000.00?

    I would say thank you very much that was awfully nice of you but I'm not stumping up that amount.

    Anyway he is supposed to have waited for your instructions and as it doesn't come under the statutory obligations to repair, he is unlikely to be able to reclaim it from you.

    £3000 to fix a shed. Seems very high, on saying that you done nothing for 3 months. I would pay for the basic cost of the raw materials only as a gesture of good will no more. The tenants time is his own.

    For £3K I would expect the shed to have central heating and a couple of bedrooms.

    Having recently erected a 12 x 12 shed for half that price I would also expect a very large beer fridge, surround sound and the occasional evening of live entertainment!

    HOW MUCH!!?
    In the summer I had a 10'x12' shed built in the garden for my teenage son. It's got electrics, is insulated and T&G'd. It cost nowhere near £3K.

    Are things that tough for first time buyers in the north west that they are having to live in sheds?
