the previous LL installed the gate. This LL is ignoring our requests to fix lots of disrepair issue's at our home including yearly gas inspection, as well as other disrepair's that they are responsible to carry out. We have reported this to our council EH office in wrting and in emails and in tel calls now for several months without them helping us either. Not sure whether you will understand this though,.... it is the in-action of the council to do anything that really annoys us. The LL is with all due respect, getting away with it as l'm sure he fully is aware out local council fails tenants all the time.
We have contacted Shelter who have advised us that we are very unlikely to get legal aide funding, as the LL is actually in receivership, and that we remain at the bottom of the list of priorities as far as creditors are concerned. We did apply for legal aide help a yr or so ago for basically the same disrepairs anf they said they couldnt help us as there was just a very small chance of the recievers having enough money to pay us should we win in court.
So this is where we are as of today,..... not good really is it?
Shelter have just advised us to keep the pressure up with the EH office, which is easy to say but, we have been trying to get them to help us the past 6 months and so far they keep fobbing us off saying that the LL's recievers do not have the funds to carry out the disrepairs. This is so frustrating as the recievers are actually using a very very large famous commercial agents to manage the day to day running of our bulding, who l'm sure must be getting quite a hefty monthly fee for doing so.

These comments assume you are in England/Wales, and that your last tenancy agreement was dated after 6th April 2007.
Its not an option. We simply don't have the money to carry out all the serious disrepair issue's, Or are qualified to do so. I guess we just have to keep writing to the EH office and hope they finally do their job.
You were talking about fixing the lock, not "all the serious disrepair issues".
Follow Mrs Mug's suggestion above. Follow the procedure precisely. Get free quotes for fixing the problem. These are unlikely to amount to more than a month's rent. Following this route is likely to be quicker than involving Environmental Health.
we obviously will get the lock fixed. no point in wasting time and effort and further money obtaining the 3 quotes. been down that road a 100 times already with these LL's they simply never comply.
Would you believe it, we are already in credit with rent for the next yr and half using this process of deducting rent to carry out repair's ourseleves. just gets to a point though, were you say enough is enough, why can't these culprits be brought before a judge, at least by the council who are supposed to protect tenants who are treated this way by these LL's
