Like many landlords I was hit with the reduction in HB. Many of my tenants applied for DHP and were awarded it, some were not. As April is approaching us quickly and it's time for my rent increases I'm starting to think with DHP in place what is stopping me increasing my rents to the original value they were before they dropped I.e. I was achieving 894 every 4wks, council dropped this to 650 every 4wks, tenant applied for DHP and refused because of her 3k a month income (8kids). If I increase rent to 1200every 4wks she could reapply and maybe awarded?
The council have a duty to protect the tenant so would they not just award this if section 21 was served at the same time?
Advice greatly appreciated?
Working on this train of thought of council having a duty to protect tenant and they cannot rehouse the tenant, they would have to authorise DHP to tenant do they not??? again going into more detail if private landlords just doubled rent the council would have to pay through DHP. Government is saving 500m a year on HB and us landlords is losing out on it, i think dhp budget is around 50m
