    Your contract says that you may access for inspection by giving 24 hour notice in writing as that's an implied term by Law.

    Given that the tenant has allegedly moved out, if I post a letter through the letter box and (obviously) it won't get read then can I still enter the property 24 hours later?

    The starting point is always your contract.
    If it is silent on the subject, you are in a better position than if your contract states that the tenant must agree to your request that the landlord is coming to inspect.

    I would give notice in writing. In the absence of reply (likely if they left) I would then use key to gain access just to have a look around and secure what should be.

    Thanks, I'll do that.

    This is my first bad tenant. I can't believe how angry and stressed this is making me.

    Since my last post on this forum, I've received the keys back from the former tenant and I've entered the property only to find almost all of the furnishings on the inventory gone, damage to walls, re-painted walls, missing shelves and a broken alarm system.

    I'm now in a position where I still have non-payment of the outstanding rent on top of everything I'm going to need to replace and fix.

    Brilliant!
