I have a leaking flat roof which is causing damp in a bedroom. I have so far had two separate roofers to look at the problem. Both have sent quotations and each roofer is suggesting different work to remedy the problem.
Who do I trust?

The one who recommends a new roof I think. There is little point in patching a flat roof. You might also need new plywood decking. I always specify that regardless.
Get another firm round, see what they suggest...
When I first needed glasses I got 3 prescriptions,.,,, they turned out all different, but I went for the one in the middle (if you know what I mean...)
Just because someone is a builder doesn't mean they understand buildings & roofs: Like some agents & some landlords: They don't know much about LL&T law...
Good luck, leaks are a right PIA....
I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...
If by any chance you have chosen an unsatisfactory roof installer, a second search for roofing experts should be your next move. Let them visit your home and show them the portion that's leaking. Feel free to ask what the best measures are to fix it. It's really good if they will see it in person in order to measure the area that needs to repaired.Best of luck to you!
