AST dilemma for current tenants

Hello !
This is my first BTL and I have a student property for 4 . I have 3 Post grads and a young professional who is working ( and pays the 75% of council tax) . All PGs have a an AST until June 30th and Young Proff has AST until March 31st. They are aware that ASTS were primarily fixed on Uni Year dates - July 1st - June 3oth . I have informed them that I want to do viewings in January as I have 4 new students who are very interested. On hearing this current tenants ( except one PG) have said they may wish to stay on if they get jobs . Young Proff has said he may wish to do this also( I will give him another AST for 3 months anyway to bring him to June 30th)..bit of a dilemma as I would like to get into student cycle really. I do want everything signed and sealed for nest Academic year in January ... any thoughts on options ..thanks

You do appreciate they do not have to leave when their current agreements expire, and that if you wish to evict we will be talking months beyond this??

Aren't I entitled to take possession after the AST finishes on June 30th
? I am just about to serve the S21 notice ?

Yep, but the process of taking possession can only be enforced through a Court and that could take another 3 months if they refuse to go.

Back to your original question. You are at liberty to show prospective tenants the communal areas. You have no 'right' to show the demised rooms unless the tenancy agreement reserves that right for you. TBH, if it becomes a problem, pick the tenant you get on best with and offer a 'deal' - sight of 'a typical' letting room should be sufficient if accompanied with "I'm sorry I can't show you all the rooms but I do try and respect my tenants right to privacy"

Further to this might you have pictures of the property before they moved in? Not as good as an actual viewing but it could provide an idea of the room size/layout...
