Back to your original question. You are at liberty to show prospective tenants the communal areas. You have no 'right' to show the demised rooms unless the tenancy agreement reserves that right for you. TBH, if it becomes a problem, pick the tenant you get on best with and offer a 'deal' - sight of 'a typical' letting room should be sufficient if accompanied with "I'm sorry I can't show you all the rooms but I do try and respect my tenants right to privacy"
