I can honestly say that I have never seen a place in such a filthy condition, even allowing for the fact of his age. The carpets had 1972 newspapers under them, we had to wear masks to haul them out, every wall was covered in dirt and nicotine stains. I spent 3 hours yesterday just cleaning a ceramic sink in the kitchen of encrustations of grime. Today the electricians are in there re-wiring and should be finished tomorrow, I am impressed with them and will pass their name to anyone that wants it. London area.

I remember you mentioning this one a while back and it's good that it was resolved.

I recall one where the contractor changed the locks after the tenant's horizontal departure and I arrived to find him bent double in the garden over what he had found. The loo had broken some time before hand and, as a solution, the tenant had made a hole in the floor boards....
