so how are we supposed to decorate , get workers in if we are not allowed to provide heat light and water ?<br />
They not seem to have an alternative policy we can go on ?<br />

Thinking of cancelling with DL and going with someone else. Who do you recommend given that doing it up may take a couple of months, then need to get new tenants or possibly even try to sell it ?<br />
<br />
So could be empty for a few months possibly - though we would go round regularly to check on it or do work, but not necessarily every day.<br />

The current tenants of our buy to let flat are not interested in taking up the parking space. We are planning to let the parking space seperately via someone like parktolet. I spoke with our current landlord household insurance company (Royal &amp; Sun Alliance Insurance plc). I have a public liability cover with them of £ 5M. However they say that they will not cover us if we want to let the parking space seperately - the exact words being  &quot;This would not be covered by our policy, our underwriters do not cover subletting.&quot;<br />

I am confused by the words subletting here. I am not the lease owner (it is a flat), so I believe I am subletting to my current flat tenants as well.Hence the insurance does not even cover me for the current flat tenants as well (for public liability)? I would be most grateful for any advice here. How do I go about getting a public liability cover?</div>

my daughter is in a studio flat on a SPT (thanks for the earlier advice!), she was originally told that she HAD to take out contents insurance before she could rent this place. This policy was (obviously) linked back to the LA and included the landlords fixtures and fittings.  My question: is this usual? I assumed the LL would insure his/her own fixtures and fittings? Now that her initial 6 months is nearly over, they are asking for her to renew this policy. I agree she should insure her contents but surely she should be allowed to shop around and buy the best cover that suits her - and not be insuring anything the LL should be insuring.  Or have I got this wrong?<br />

I have used the same insurance company (Coop) for 8 years for Buildings Insurance for the whole house's rebuild value (£327,200), noting there are 2 different mortgage companies having an interest in the house's 2 flats. I paid and recouped a portion from the other flat owner. This was on the advice of my solicitor when I bought my flat.<br />
<br />
When I contacted Coop 2 months ago to tell them that we intended to let out the other flat once purchased they said no problem just contact us when you know the completion date &amp; they just add a note. When I called today, however, they said they changed their policy 2 days ago and now my buildings insurance won't be valid for the flat that is let out. Panic!<br />
<br />
My question is: does anyone know of a company that will insure a building where there is an owner-occupier in 1 flat and tenants in the other? Should I just get landlords insurance for the whole building?</div>

I have a long running dispute with my landlord regarding the poor condition of the roof, foundations &amp; structure. (not a full repairing lease- he is responsible for maintaing this)<br />
Recently my landlord made 2 claims on his insurance which lead to &quot;insurance people&quot; visiting the premises.<br />
Having seen the condition of the building they are threatening to not renew the policy which is soon to expire.<br />
Where does this leave me?<br />
<br />
This will surly impact on my own employers, public liability and contents insurance.<br />
If my LL does does not insure the premises he is in breach of the lease.<br />
Will this force me to close my business?<br />
<br />
Could the LL mortgage company forclose?<br />
<br />
What can/should I do?</div>

There was once a house that was just a normal freehold semi. It was split into two flats, horizontally. One person, D owns the lease of the ground floor flat. My partner, U owns the lease of the upstairs flat.<br />

A curiosity I've never seen before is that there is no managing agent or residents association managing the property; U owns the freehold of the downstairs flat, and D owns the freehold of the upstairs flat. Maintenance costs are split<br />
<br />
Now U wants to rent her flat out, and has the freeholder's ( D ) permission to do so<br />
<br />
I think U needs to buy landlords insurance that will cover contents and liability to the tenants, and I think that separately, D and U should buy a buildings cover as they are jointly the freeholders of the whole. I know why theyre each others freeholder, so that they have to get permission (if they were their own freeholders, theey could authorise themselves to knock a hole in the wall which would cause damage to the other property too) but does it actually mean that U, as D's freeholder, should have a buildings insurance in place for D's freehold and D should have a buildings insurance in place for U's freehold?<br />
<br />
At the moment, as far as I know, each of them insures their own lease in accordance with the demands of their lenders and those insurances cover buildings, but I've no idea which insurance would pay out if the whole collapsed.. or how it comesto be that the lenders are happy with the arrangement<br />

Perhaps the whole thing would be better rearranged as forming a Commonhold Association or management co and having that own the whole, insure the building, then the leases can be insured more normally, but I'm keen to know if the &quot;a owns b, b owns a&quot; freehold situation is known on here and insured easily<br />
