Which property to purchase?

Hi,

I was wondering if anyone had a view on this purchase option.
My question is what combination of mortgage/purchase do you think I should go for. Should I buy one outright? I would also like to live in one of these properties.

Available cash: 210k

Flat 1:
3 Bed flat at £170,000

Flat 2:
1 Bed Flat at £105,000
