Bailiff's evicting tenant

Hi,
The bailiff's are evicting my tenant in early feb, if she goes before the date they arrive can I enter the property or do I have to wait till they arrive and if she does go can I cancel them and get a refund. Any answers would be appreciated.

If you are SURE she has gone then yes you can enter the property & relet. You don't have to wait for a baillif. And you will very likely get a refund, at the discretion of the court - i just got one on a similar case.
