AST rent payable monthly

I will be renting a property at a rental of £450 per calendar month, to be paid monthly on the first of each month.

If the AST start date is say 1st March 2005, for six months, should the end date be 31st August 2005 or 1st September 2005?

And if notice needs to be given after the initial six months tenancy is over, ie periodic tenancy, would the period end date for the two months notice be 30/31st of the month?

Six months goes to 31st August 2005 inclusive.Expiry date is shown as 'after' date so this covers the last day of the tenancy.The rent period STARTS on 1st of each month so a periodic notice would have to show expiry date as 'after 30th/31st' etc (whichever is last day of month - 28th or 29th for Feb!).

Look you two. You should know by now that I preach that you should stipulate in detail everything that you can for the avoidance of doubt, so if your AST starts on 1 March, then STATE it ends on 31 August or for safety's sake 1 September if you want to ensure the tenant gets a complete 6 months. Why state six months from 1 March when you can easily put the finish date in the agreement so nobody is confused??? :confused:
