does anyone here knows what are the requirments from the landlord in regards to gas safety.
I had my property checked, the engineer pointed out the issues he found.
I said their are no gas leaks so its safe.
But the gas fire is burning to one side and needs anual service.
the boiler and cooker are safe to use, but have some issues.
But if he has cleared them for use does that mean the issues are optional for me to sort in my own time?
and is a landlord required to provide a gas fire in living room, if there is central heating working.
can someone shed some light on the issue.

When the engineer came, did he specifically give you a Gas Safety Certificate? This will have been an A4 multi-copy form. If it's not specifically labelled as such then just his assurance isn't good enough.
Give him a ring and see what he says just to get his confirmation and make sure you've got the right paperwork.

without this certificate, by law you cannot let.
i don't think you need to provide a gas fire, so long as the tenant is able to keep the room warm.

if he is a member, he is allowed to issue you with a safety certifiate. Not quite as simple as that - he has to have the appropriate CORGI certification to be able to do the Landlord's check. All CORGIs are not equal... there are any number of different tickets they can have, all of which cost them an annual fee to maintain. Certainly it's a minority of CORGI engineers who will have the Landlord's Gas Safety certiification - many regard it as a right PITA (ie a lot of responsibility to sign when they could be earning more dosh doing other work.)
Thanks for all your replies. I've had a look at the document he gave me. it is the correct document. A A4 sheet with multi copy for yenant and me. and says corgi landlord certificate on it.
He has classed the cooker and boiler systems safe to use. so I'm guessing thats a pass? Cos I need to take the tenant to court for not paying the rent a to evict her. and she might try to use this against me.

Cos I need to take the tenant to court for not paying the rent a to evict her. and she might try to use this against me.Well, if the gas fire had been unsafe, the CORGI would have slapped a big red warning notice on it and would not have issued the safety certificate. So it sounds like the gas fire needs servicing but is not actually unsafe.
I suppose that if there was originally a working gas fire in the property which was in effect included in the rent when the tenant moved in, and she liked using it, then I suppose arguably she could whinge that you've deprived her of it's use despite having alternative means to heat the place - however I really can't see a court upholding that as justification to with-hold rent. Doesn't sound like a safety issue, anyway, which is the main thing.
