Sorry if this has been asked before but can someone please clarify the following for me...
I supply my BTL properties unfurnished without any portable electrical appliances... what are my landlords responsibilities for elecrtical safety checks?
I know the building regs changed on 1st January 2005 but I am confused as to what I legally have to have inspected.
Is it just a fixed wiring check or is there more I need to be doing?
Any help would be appreciated.

The part p building regs are not really relevant to how often you should test. they relate to the competency of who does the electrical work rather than what needs to be done.
essentially you must ensure that all the electrics are safe both fixed wiring and any other appliances. Accepted practice is to check the fixed wiring every 5 years and anything else every year. I class cookers and wall heaters as not fixed and check them every year - better safe than sorry!

I would recommend that properties are checked annually and if you can set up a good relationship with your inspection engineer/company ? on every change of tenancy also, at a reduced rate of course.
In my experience I have found problems with both gas and electrical installations at change of tenancy (some a bit scary).
This is not a plea for more work for inspection engineers, I know there are a few rogue engineers out there as there are landlords who get the majority a bad name, but in this day and age of the suing society I would always say better safe than sorry and get the instalations inspected anually and at change of tenancy.

I was going to have the wiring checked at the same time as the gas safety check...your comments have helped me make up my mind.
