this may sound like a silly question but im curious. :rolleyes: if you let a property but its unfurnished do most letting agents still do an inventory ? what i mean is do they keep a record of the condition of the property before the new tenants move in ?

It depends on if you want to the agents to do an Inventory for you or not. If they do an Inventory, they will charge you for that service. Also, it is not mandatory to have one done but as we all know in this industry the more information you have the better you can present a case or an arguement when one arise between you and the tennant.

Im a LA and if we fully manage the property we always do an inventory and even on a two bed house this can amount to about 15 x A4 pages long but this literally lists everything in the property from sockets to coving to picture hooks, scuffs etc. Its still a very important document and must be done to cover all parties.
