Hi

After receving some very helpful advice on this forum, I am now going ahead with converting a house into 2 flats.

I will need a architect to draw up the plans for the planning office, and obviously builders to carry out the work. I would ideally like to take on a contractor able to manage the lot.

I am based in East London, and need the work carried out asap.

Can anyone recommend a good architect/ builder?

Sam, have you already found someone to take on your project?

We would be happy to take a look.

I run a project management company and can take on both the planning & building elements of projects (we are currently working for a Southern based investor with properties here in the North East, but are happy to work in the South).

If you have existing plans, my building manager is able to produce drawings that will satisfy council planners and we prefer to work on fixed price work (so no nasty surprises when the bill comes in).

Sam: will you be:
a. retaining the unbroken freehold estate; or
b. granting leases (one per flat), e.g. on mortgaging one or both, and/or on selling by lease?
