Does the renting out of the garage of one's main residence affect its PPR status for CGT purposes? And can some of the income be offset by a proportion of the mortgage interest?
Any view would be appreciated.

The rental garage for non residential use will creat a CGT liability as by proportional area you will have made it a business asset, although this may permit some offset of interest you may be forced to have it valued by HMRC and your mortgage provider as it is a change of use. Bit of a sticky one there. Is the garage detached from the house but in the grounds ??

PPR status could be preserved by retaining some private use , eg, storing some personal goods etc.
Rental should be declared but subject to claim for proportion of common expenses, eg, loan interest, light and heat etc.
