View Full Version : About to complete on new house what if I find something wrong ?

Hi All,



I am currently in the process of purchasing a new build. We have been given notice that the house will be completed within 2 weeks, we exchanged contracts a number of weeks ago. The rest of the money will be paid upon completion We have now been given a date for complation, but I have a few questions I was hoping someone could answere.



I am due a demo of the house in a week’s time. If I was to find anything that was not due to my satisfaction i.e. damaged cabinets, bad workmanship. Am I within my right of delaying the completion? I know that I do have this 30 day option whereby they are supposed to fix any problems/issues that i may have. But I have read too many horror stories about developers not finishing the job after they have got there money.



Currently I am in no rush to move-in so I do not have a problem with waiting it out. Also there are only about 4 of our houses completed in the street one of which will be mine. The rest of the area looks a mess with heavy vehicles regularly driving up and down my street which could potentially effect the renting of it out in the short term. Now I think I only need another 2 weeks after my completion whereby the road should be mostly clear of this kind of work. Could I delay it due to this?

1. Is this house covered by NHBC "Newbuild" or a similar scheme?
2. Are you mortgaging it? If so, does the mortgagee's valuer need to re-inspect?
3. Read carefully what the Contract states about completion and what factors can delay it. Normally minor defects (usually defined) cannot.

Yes, I was going to suggest making sure that you had NHBC compliance before buying...

Hi Guys
thanks for the response, yes the house is covered by the NHBC. In fact I had a look round it yesterday (demo is not till this sat) and everything was mostly fine I did however notice some of the kitchen cupboards had scratch marks and the downstairs toliet door was a bit tight but I'm assuming that these would come under minor defects and would have to be covered off by their 30 day check list and wouldn't prevent completion
