Hi,
I am looking for my first BTL and have seen a property which I thought would be suitable.
Anyhow this morning I had a viewing with the estate agent . The property is marketed as two bedrooms with converted loft space. My thinking was to convert the loft into a bedroom if I could get the property at the right price and rent it out as such.
Upon seeing it this morning I was suprised to see that it iS fully converted with staircase fitted and electrics and plumbing installed. Obviously been used as a bedroom by the previous occupants.
I contacted the local council to ask if permission had been given and they tell NO it has not.
I am now told that the council will have to inspect the proerty and do a survey to assess if the works have been done correctly,this means ripping up the floor,plasterboard etc etc. And the building control officer tells me the cost for the survey alone i2 £400 plus.
My choices are if i were to buy it would be have the stairs removed and put the loft back to its original state.
Have the report done and make any adjustments to comply
The property is owned by a finance company (repossesion) and the way I see it is I could just walk away and find another suitable property or visist the agency and put in an offer based on the cost of having to remove the staircase and make good the loftspace.
Any advice on how you folks would approach it would be great
