Student Let - AST?

Does anyone have a copy of an AST they have used for student let. About to embark on my first and although I have used AST's before I am sure there should be more 'clauses' with a student let.

There is no difference in letting to a student or anyone else as far as the legalities are concerned but you should always obtain a guarantor as the tenant[s] is/are not earning anything.

If you want an AST then either search this site and pay for one or you can find a free one on the internet with a bit of patience and resilience!
