Hi Guys,

I'm very new in development
I would like to buy a house for a development project and convert it 3 flats, now i want to know how do i find out if i can get the planning permission from the council before purchasing the flat.and generally what are the checklist for the begging of such a project.

I just want to do my own homework first and then i'll get the architecture guy to give me his technical view.

I apprechiate any views on this.

First, check with Council's website on planning issues... have a look at the housing chapter of the current development plan, which should contain reference to conversions. Also, see the design chapter... The Council may also well have conversion supplementary design guidance, which you should refer to. Check that there are no area restrictions and that the house is big enough for conversion. Also check that you can meet the parking and garden size standards...

Your second step could be to speak to the planners, but they would probably want to see plans...

Oh yes, if your conversion needs extensions look for those polciies and standards as well...

Dont forget the building regulations too!!
