View Full Version : Entitled to see insurance documents?

Firstly hello to all.

2 years ago we purchased a convenience store business, which is leasehold.

The previous owner of the business converted the shop from one large shop into a smaller store, and also a hairdressers which they now rent out. Their house is next door to these buildings, and they have converted a flat above both of these shops.

The buildings insurance came through the other day, for £299 for both the shop, and the hairdressers (not sure what the flat tennant pays) with a £25 admin charge from the landlord!!

When we asked to see the insurance quote, we were told that we were not entitled to see this document. So my question is am i entitled to see this, and are they allowed to add on a £25 charge also for doing nothing?

My concern is that we are paying for the buildings insurance, while they have their house insurance paid for by us.

Any help would be great.

Why not write direct to insurance company and ask for breakdown of each property insured with respective elements of premium?

Thats the problem, because we are not able to see the documents, we are not aware of who the insurers are!!

So how would you claim if insurer unknown? Insist on copy policy from L.

If we needed to claim on the insurance, they would do it, and leave us out the loop.

Is there anything i can say to make them hand over a copy of the policy?

IE, ACT ?? of ??

Sorry about this, not the best when it comes to all this.

I suggest that you check the title of the freehold at Land Registry and find out if there is any mortgage charge ( and which mortgage lender ) registered against the title. Then write to the mortgage lender and complain that you are not allowed to see any evidence of insurance cover and ask them to check.
