Ending Tenancy

My six month tenancy ends in june. I do have an option to renew it for another 6 months, but if I don't take it, I move on to a contract with two months notice.
I wish to move out at the end of July ie after the end of the 6 month tenancy, but only one additional month in. If I give two months notice at the end of May, does that work, or will I be liable until August?

The law requires you to give one month's notice, so do not sign for a further six months and shortly before the end of June, give your one month's notice. You will then not be required to pay any rent after you move out at the end of July. If you haven't received a section 21 notice yet giving you notice to leave which must give you at least two months and in any case not before the end of your fixed period in June, then the landlord must give you at least two months notice if he wants his property back.
