I am looking to rent a house to a family, and the family wish to rent (sublet) one bedroom in the house to support the payment of the rent. I am happy to give the family the option to sublet a room in the house, and leave it up to them.
In this instance, I am regarding the family as the main tenants, and that they would be taking someone in as a lodger.
In this instance, would the house be classed as an HMO if they were to take in a lodger?
