ADvise please
My mother is moving from her leasehold flat and the buyer has insisted on her purchasing indemnity insurance. Why does she need this if she is moving out???????
She has had to drop her asking price by £10,000 as the leaseholder told the buyer ( in the pub ) that he might be going to replace the roof and it would cost £30,000 shared between the 3 owners of the flats.

It depends against what risks the insurance is giving cover. Just because it's a leasehold does not necessitate indemnity insurance.
Also, what did leaseholder mean in pub? Surely it is the freehold reversioner who is responsible for roof and whom the leases entitle to recover structural maintenance costs from the three leaseholders equally.
