My partner and I have just bought a HMO on London to rent out. I have to sort out the buildings insurance ASAP - what is the cheapest/best broker/insurer to go to - this is all very confusing to me a the moment!!

Any advice would be appreciated. What should I expect to pay for a six bed HMO and should I get accidental damage cover. HELP????!

Try one of these:
A ONE (0800-358 3444 or flats@aoig.co.uk)
LANSDOWN (01242-524498 or enquiries@lansdowninsurance.com)
RESIDENTSLINE (0800-281235 or www.residentsline.co.uk)

As a specialist on the panel I would gladly help with this, please do not take notice if any one on the forum offers a figure as the quote will be based at least on postcode and the rebuild not the resale value of the house

Please do drop me a line

Hi

Currently looking for HMO Insurance, which I am finding a nightmare, put it into Google & this forum page came up. So I called the companies Jeffrey listed & here is where I got;

A One don't cover HMO properties they have no market for them
Lansdown will come back to me
Residentsline will come back to me

This is so frustrating, why can there just be a straightforward way of doing this???

A One did mention I try Stephen Lower, who are they & anyone used them before?

Thanks

The straight forward way is to approach an insurance broker and let the broker search the market for you.

Please see the announcement at the top of the "insurance questions" forum:

Recommended Insurance Providers for Landlords (http://www.landlordzone.co.uk/forums/announcement.php?f=6)

Don't be put off by companies that say they are going to come back to you. A good broker will search many markets to find the best possible cover and price. Some insurers will give the broker an instant figure, others may take a while to reply to them. The broker will normally wait until they have all quotes possible before coming back to the customer.

Always give yourself time to get quotes and don't leave it until the last minute. I know this is not always possible but I always recommend searching for quotes at least a week before you need the cover and taking out the chosen policy a few days before cover is required to enable you to receive documents and check them thoroughly before cover comes into force.
