Hi all,

If an AST and GSC expire around the same time, is there a need to renew the GSC whilst trying to evict the tenant ? As you can guess, the tenant is refusing entry to the property so that a check can be performed.

Yes it is a legal requirement regardless if your tenant is a problem. You have to make reasonable attempts to gain access to the property and its only a court than decide if you have made reasonable attempts.

Make sure you keep a paper trail requesting access to include hand delivered with one or three witnesses. Get the witnesses to sign a statement there and then that you attempted delivery.

On the subject of witnesses - would it matter if the witness was related to you ?

On the subject of witnesses - would it matter if the witness was related to you ?Shouldn't, but it's never good practice as it potentially gives the other side ammunition to claim that the witness has a vested interest in being less than truthful
