Previous tenant has not moved his belongings out of the address and he is no longer on the tenancy agreement/residing at the address. where do current tenants/landlords stand legally in regards to removing his belongings from the property?

Did the landlord serve proper notice on the tenant or the tenant serve proper notice to quit the tenancy?

Has the tenant handed back the keys?

What kind of tenancy agreement was in place - a fixed term or periodic and when was it scheduled to finish? And are they a tenant (live out landlord) or lodger (live in landlord)?

What I am seeking is confirmation whether the landlord has legal possession of the property or whether the tenant has abandoned it. Please review the following information.

Your tenancy agreement should have clauses in it relating to any property left at the dwelling at the end of the tenancy.
