Does anyone know if you need planning permission to demolish a property.

I have a semi detached property and was told by a surveyor that I would not need P.P to demolish the property. I would need a paty wall agreement with adjoining property. Any comments would be appreciated.

You do not need planning permission to demolish a property. If it is listed you will need Listed Building Condent.

You may however need a permit (sorry don't know what it's called) from Building Regulations.

Demolition is now defined as a building operation under section 55 of the town and country planing act 1990, and can thus be described as development requiring planning permission. That's the general position and its is a bit more complex than that so I would strongly advise that you don't do anything until you seek advice from the council or a good planning consultant...

I agree. Section 55 was amended by Planning and Compensation Act 1991, which inserted a new s.55(1)(A). This states that "building operations" - one of the categories of "development, as defined in s.55 - now includes demolition, rebuilding, structural alterations/additions, and whatever else a builder normally undertakes.

seek your planning authorities requirment for planning consent or otherwise

i also understand you need a site notice posted for 28 days with certain details provided

You also need to serve a S80 demolition notice presumably on building control
