Hi
I thought as not very important to credit check the tenants, as I always aks for work references and one month deposit, however i listen to many other landlords that do that no matter if the tenant's work references are in order or not.
Please would you know how to do it ?
I heard from these same landlords that they make the tenant pay £ 40 to obtain a copy of their credit check ?
Seems absurd to me though !

If you want to find out about tenant checks you don't have to go far - take a look at the top banner on this page, and click on it.
Personally, I would not let anything without doing a basic credit check and following ALL the precautions listed below - even then you can get caught out, but it certainly minimises your chances.
The checks are doubly important in these day of identitiy fraud etc.
When you let a property you are handing over an expensive assest: perhaps £100k minimum - try borrowing that amount from your bank and just see what checks they carry out!
A £16 basic check can save you hundreds in the long run, and a lot of worry as well.
Personally, I never charge the tenant for this check - doing this I feel makes you look a bit of a cheapskate!

Basic Credit Search:
Voter’s Roll registration details at current address and previous address (if less than 3 years at current address).
County Court Judgment (CCJ) or Court Decree (CD) at current and previous addresses (if applicable).
Details of any Bankruptcy or Individual Voluntary Arrangement (IVA) or any other credit information of a detrimental nature.
Steps to Tenant Verifying:
Prospective tenant completes the Tenancy Application Form.
Landlord/Agent retains the form for records and completes the on-line form - click on links.
Landlord submits the form and pays by credit card.
Agent submits the form - payment is on account - for a letting agent account contact: e-mail
You receive confirmation of your order from Raeburn.
Raeburn completes the checks and sends the report.
