Just a quick one. Would a correctly completed S21 notice issued back in August 2004 for possession October 2004, still be usable now for an Accelerated Possession?

As far as i'm aware they don't expire once issued but I know somebody here will know for sure....

Thanks in advance.

This very question has been covered quite extensively on this forum. I'd run a search if I was you, you'll find all you need to know.

Is there a simple yes or no answer to this question? I would also be interested in the answer.

I would try to be a little more subjunctive.

And the answer to jghomer's question is that S21s do not expire.

....but with time there is a degradation in their efficacy.

not so much a degradation in their efficacy per se as a putative decrement in their viability :)

exams are like cheap cars - I never expect them to go well but I hope they will go quickly
