Just a quick query.. may be obvious but as I don't have any insurance Docs here I cant answer my boss' question lol!

We have had 3 properties with roof issues caused by the recent high winds. Can a LL claim off his buildings insurance to have this fixed. The issues range from a few roof tiles missing to about 20 plus with broken guttering and a missing fence (its gone no sign of it anywhere!)

Any help appriciated Thank you

Always best to claim then let Insurer do running around. That's why you pay insurance premia. Dangerous to start work oneself- that can invalidate cover.

Would never do it ourselves but get a contractor in! Just wanted to know if we could make life a little easier by claiming! Thanks for the response Jeffrey.

Most policies would cover storm damage to your roof. Whether it would be worth claiming for one or two tiles depends on the estimate you get for the work and your policy excess.

Your insurer should advise as to the process but generally speaking they will require estimates for work before they settle a claim. (this is not always possible if your property needs to be secured, so a conversation with the claims dept is a must if you intend to start any works)

Be aware that 'storm' is a specific peril and if you claim for 'storm damage' the insurer is likely to consult met office data as to the strength of winds in your area. Some policies would exclude storm damage to fences and gates as the soundness of there structure can vary greatly. Another point to remember is that 'storm' cover is not rain damage, if rain can damage your property then it is a maintenance issue.

Hi,

I've got a similar issue. I have 6 properties which I insure with 1 broker based insurance company. Last thursday during the high winds one of my properties suffered £2000 worth of roof damage.

when I called the broker they said to fix that which is emergency (they could not give me a definition of emergency) and fill out a claim form with 2 quotes.

I have sent in the form and 2 quotes and have instrusted a builder to secure the roof - becuase a significant amount of tiles were blown off leaving big holes in the celing - to stop any further damage the celining had to be repaied.

Now a week on I get a call from the insurance companies surveyour asking if I have sent in the quotes. I told them that i had and they said that once they rcieve that their surveyour would be around to inspect the property. So, I informed them that i had to repair the roof to stop any further damage - which they responded by saying that it could invalidate the claim.

Now where do I stand!!! any advise?
