Do you need to have Planning permission from your local council to rent a property to more than one household?

as far as im aware you can let a property under an AST to no more than 5 persons (adults) regardless of whether they are the same family or not.

You may be referring to HMO licenses issued by local authorities. Licences are mandatory for most properties of 5+ tenants that are 3+ habitable storeys high. They are discretionary for smaller properties - known as selective licensing.
Contact your local councils HMO officer to see whether your property requires a HMO licence - they vary from Local authority to Local authority.
Remember that if you have a mortgage on the property, you may need permission to let it out and that your insurance company may also require to be informed if it is let out.
Beeber, i'm NOT refering to HMO Licensing. This is something else. I read somewhere that if you let to more than one household you need planning permission to convert the house from a single household occupancy to a mulitple household occupancy.

TCPA Use Classes: class C3 is RESIDENTIAL. Allows single/family occupation or "by not more than six residents living together as a single household".
So you need permission if >6 non-family-member occupiers. Or fewer, if they're not single household.

To clarify, are you going to physically alter the property?
no i'm not going to physically alter the property.
When i apply for the HMO Licensing would i autimatically get planning permission for having more than 6 residents or are they 2 seperate issues?

Separate, I imagine. One is under Housing Act 2004; other is under TCPA 1990.
I cant seem to find this information on my LA's website. Is there any website i can go to which will give more information about the TCPA 1990 Act.

They are discretionary for smaller properties - known as selective licensing.
Its known as additional licensing for smaller HMO's. Selective licensing refers to all rented property in a selected area.

You should ring your local authority and ask about 'change of use' for the property.:)

Or are you subdividing an existing property? I'm sure there will be more to your question that what you've told us, which will certainly impact on the answer!

Ok i'l clear it up a bit. I'm not doing any physical alterations whatsoever.
And i'm pretty sure its not anything to do with HMO licensing (mandatory or additional) as Jeffrey confirmed.
I'l do a serach on "Town and Country Planning Act 1990" to see what i can find.

I purchased a property earlier this year that was already being used as HMO. During solicitors questions, it was asked whether or not planning permission was required and if so whether it had been obtained. The planning office confirmed that PP was not required if there were up to five people from different households living in one address.
