Contents insurance

We own Buy to let properties which we let unfurnished, so the tenants are obviously responsible for insuring the contents.

My step daughter is now planning to rent a house from some friends and we are not sure that the lease they are proposing is very good. We've got lots of questions, but one is about insurance.

They say that "the tenant is responsible for the contents, which is to include the cost of replacement of any item of sof or hard furnishings left by the Landlord and accepted by the Tenant."

Is this right? We were under the impression that if we provided things like washing machines in our un-furnished properties, we were responsible for replacing them if they went wrong.

We know very little about furnished properties so would be grateful for any advice on this.

Your step daughter has a choice:


accept the seemingly undesirable terms of this tenancy agreement
negotiate different terms for this tenancy agreement
find somewhere else to rent

I know what I'd do.

Additionally, it is never a good idea to rent from friends and family. Chances are the relationship becomes strained as a result of the tenancy.
